Sales Rates

The South East has lead the charge with incremental improvemnts to sales rates over the past 12 months. The North saww the strongest improvement over the Q1 period with Geeong also outperforming it’s Q4 2024 recorded rate per project.

Sales Rates

Sales sat at a rate of at 5.1 per per project across Melbourne and Geelong at the end of March.

With the West carrying the largest proportion of avaiable stock aross th Metro regions, improvement in this corridor will be the key driver of further improvement in the overall rate.

Marketshare

March saw a significant volume of new stock added to stocklists across all regions with higher than average new releases recorded.

The South East and North are outselling their relative proportions of available stock whilst the West carries 40% of all available stock but only recorded 32% of overall sales for March. Similarly, Geelong holds 16% of stock but only delivred 10% of overall sales.

Size & Price

The North recorded a materially smaller lot size for March, reflecting demand for value and price point in the corridor.

The South East’s diverse product and buyer pool saw a similar median lot size to the West however at a significantly highe median price point.

Geelong continues to carry the largest median sold lot size across the regions.
