In recent months, we’ve had a lot of questions about titled stock on market. The news has started to trend in the right direction, we’ve seen a material reduction (33%) in the number of titled lots on market since volume peaked in April 2025.
Whilst rate of sale accounts for some of the reduction, there’s also been a marked slow down in the number of titled lots returned to the market since mid-2025.
This is likely a result of stronger settlement performance aligned to increased capacity and price stabilisation. Most of the lots sold at the peak of market, late 2021/early 2022 have now titled, so where do we expect titled lots to track further into 2026?
If we assumed:
– The rate of returned titled lots shows a continued gradual decline
– Titled lot sales hold at roughly 400 lots per month (Jul – Nov 25 average was 433)
– And an average of just over 200 available lots per month are registered at the titles office
We project that titled stock on market could fall below 1,000 lots by mid-2026. Should this occur we anticipate titled stock would account for less than 20% of total stock available and demonstrate a more balanced market.
